The first step is gaining insight into your financial possibilities. I will put you in touch with reliable mortgage advisors who will calculate what is possible in your situation. This is done without obligation or commitment. This way, we start your search with a clear starting point.
The search
Once you know your budget, we will determine together what you are looking for. You will gain access to a search system that displays new homes sooner than Funda, ensuring you are among the first to act. You will create a personal profile that will show you homes that meet your wishes and requirements, as well as those outside of them.
Offer
Do you have a property in mind? Then we will visit the home together, allowing you to feel if it could become your home, while I assess the structural and legal aspects. I carefully review all documentation, conduct a full analysis, and advise you on the best offer. We do this step by step and in consultation, so that you know exactly what choices you are making and why.
Your offer has been accepted!
Has your offer been accepted? Then the finalization follows: mortgage, paperwork, and the handover of the keys. Because we have prepared everything well, this runs smoothly.
And no, making an unconditional offer is not always necessary.

Buying a home is one of the biggest financial decisions you will make. Especially in a competitive market, this requires more than just accompanying you to a viewing. As a buyer's agent, I represent your interests exclusively and guide you from the first step of your search right through to the handover of the keys at the notary.
Why I work this way
I believe in clarity from the start. That is why I make clear agreements in advance regarding my role, my working method, and my fee. When the framework is clear, there is calm in the process, and we can focus on what is truly important: the right home at the right price.
When purchasing, I work exclusively for the buyer. This clear role is essential to provide independent advice and negotiate effectively. Every home and every situation requires a tailored approach; therefore, I do not work with standard advice, but with a strategy that fits your wishes, financial capacity, and market conditions.
What I do for you
Inventory of housing preferences and finances, active search via Copaan,
Property analysis, assistance with viewings, bidding strategy, negotiations, legal checks, and guidance up to and including the notary.
My fee for purchase assistance is 1% excluding VAT, with a minimum of €4,500 excluding VAT.
Examples
Purchase € 400,000 → € 4,500 excl. VAT;
purchase € 450,000 → € 4,500 excl. VAT;
purchase € 750,000 → € 7,500 excl. VAT.
Why a percentage makes sense
The higher the amount, the greater the financial stake and risk for you — and the heavier my responsibility. My goal is not to buy as high as possible, but to buy as well as possible.
There are no hidden costs. Only in the event of withdrawal without a purchase does a one-time fee of €750 (including VAT) apply for setup costs, checks, and administration.
