You’ll get access to an exclusive home search system that shows new listings before they appear on Funda — giving you a head start in this fast-moving market.
I’ll also guide you through neighbourhoods in Amsterdam, The Hague, Rotterdam, and the Randstad so you can find the area that truly feels like home.

The Offer

When you find a property you love, I’ll review all documentation, perform a complete legal and market analysis, and advise you on your best offer strategy.
I’ll walk you through every step so you understand exactly how bidding works in the Netherlands — with no surprises, no confusion.

Congratulations — your offer’s been accepted!
From this point, I’ll coordinate the final steps: mortgage approval, notary documentation, and key handover.
Because we’ve planned every detail, the process remains smooth, transparent, and stress-free.

And remember — you don’t always need to bid without conditions to secure your dream home in the Netherlands.

Why Choosing the Right Real Estate Agent Matters in the Netherlands

In the Netherlands, the real estate profession has been deregulated since 2001.

 

This means that anyone can call themselves a “real estate agent” — there are no government-imposed education requirements and no mandatory licensing.

As a result, the level of knowledge, training, and professionalism can vary significantly between agents.

What Makes the Difference?


Professional industry associations such as NVM (Dutch Association of Real Estate Agents) set strict standards for their members.

A NVM Agent must:

  • Complete accredited real estate education

  • Pass professional examinations

  • Maintain ongoing continuing education

  • Carry professional liability insurance

  • Adhere to a formal code of ethics

  • Be subject to independent disciplinary oversight


Agents who are not affiliated with a professional association are not required to meet these standards.

Clear pricing,
no surprises

I offer a transparent and professional fee structure that reflects the complexity of the Amsterdam property market.

​1% of the final purchase price (excluding VAT)

Minimum fee: €4.500 excluding VAT

The withdrawal fee applies only if you decide to stop the process before a successful purchase. It covers the cost of creating the Copaan search profile and setting up the file.

Please note that a first meet up is always without any obligation. I will only officially commence once you have signed the service agreement.

Why I do not offer a no cure, no pay model


My work begins immediately after onboarding. I create the Copaan profile, prepare your file, analyse the market, identify risks, join viewings and develop the bidding strategy. These are substantial activities that require time and expertise. For this reason, I do not work with a no cure, no pay structure. If you choose to withdraw, the withdrawal fee of €750 including VAT applies.

Why we work with a percentage and a minimum fee

 

A percentage-based fee is a fair and common structure in the Dutch market, especially in Amsterdam. Higher-value properties involve more complex technical, legal and strategic considerations. The minimum fee of €4.500 excluding VAT ensures that I can deliver the same premium level of service in every price range.

What is included in our home buying service


My service includes creating a personalised buying strategy, setting up the Copaan profile, conducting market and price analyses, reviewing legal and structural documents such as the homeowners association, leasehold and split deeds, attending viewings, preparing the bidding strategy, negotiating on your behalf and guiding you through the entire process up to the notary. I also remain available for after-purchase support.
